Position Title: Assistant Chief Building Maintenance Engineer

Position Description:
***This position is located in Houston, TX. Local candidates only.***

AREAS OF RESPONSIBILITY
Facility Maintenance to include but not limited to HVAC, Lighting, UPS, generators, chillers and boilers maintenance, and other duties as assigned.

SUMMARY
Performs all duties as directed by the Property Manager and the Chief Engineer to ensure that the facility is maintained at the highest standards.

Acts as the Chief in his absence.

Coordinates the completion of facility’s requests in a timely manner to ensure facility’s satisfaction.

Operates and maintains the HVAC equipment to provide the best possible environment control in the most energy efficient manner.

Assists the Property Manager in an attempt to minimize/alleviate any emergency situation.
Postition Duties:
Comply with all EPA, OSHA & ASHRAE rules, requirements, procedures and guidelines.

Coordinates scheduled preventive maintenance on the building’s, HVAC, electrical, plumbing, fire
control and building management systems with engineering staff.

Completes assigned works orders and return them to the Property Manager’s office for input into the Work Order System.

Daily walk through to verify proper mechanical, electrical and electronic equipment operation and efficiency.

Monitor and record HVAC equipment temperatures & pressures hourly.

Ensure that all interior and exterior lights are functioning properly.

Perform other reasonable related duties as assigned by the Chief Engineer.

Immediately inform Chief Engineer of any problems.

Coordinates the upkeep of all mechanical and makes sure the electrical rooms are clean at all times.

Assist in coordinating the completion of any construction projects.

Maintain an inventory of all tools and equipment issued.

SUPERVISORY RESPONSIBILITIES
Supervisory responsibilities as assigned.

EDUCATION/EXPERIENCE
Associates Degree (A.A.) or equivalent from a two-year college or technical school or a minimum of three years related experience and/or training, or equivalent combination of education and experience.

SKILLS/KNOWLEDGE
EPA
OSHA
ASHRAE
Energy Management Systems
Computer literate

CERTIFICATES, LICENSES, REGISTRATIONS
Maintenance Electrical License is desirable
Refrigerant Certification
Asbestos Awareness training
IAQ Awareness Training
