SURPLUS PROPERTY DISPOSITION
As a product of 4 mergers by 1 bank client, the CSG team disposed of over 380 surplus properties, all within the required purchase accounting terms – out-performing the reserves by over $29 million.

RESTRUCTURE INITIATIVE
The corporate restructure of a national healthcare client resulted in the need to sell 17 properties and buy-out of 101 leases in less than 8 months. CSG met the time requirements on both the sales and buyouts, with the gross sales exceeding indicative pricing by 6% and buy-out settlements averaging 32% of total remaining obligation.

PORTFOLIO MONETIZATION - DUE DILIGENCE
CSG was part of the team that analyzed, segregated and monetized a portfolio of 200 medical buildings for one of the largest healthcare companies in the US. CSG’s role was to provide a complete property / portfolio due-diligence including the implementation of accounting processes that enabled the portfolio to be separated from the corporation.

“MODIFIED BID” PROCESS
On behalf of a national client, CSG designed and implemented a “Modified Bid” process to dispose of 235 owned and leased locations that were subject to a time sensitive purchase accounting reserve. The process resulted in disposition proceeds that outperformed the reserve by over $15 million. CSG has utilized this comprehensive disposition program on 4 broad-based disposition initiatives and, in each case has met with 100% success as compared to M&A objectives.

PORTFOLIO DISPOSITIONS
When challenged with moving four million square feet of B and C class office buildings with high book values, a Fortune 100 company turned to CSG to analyze, design, and implement a plan. The result was two sale/partial leaseback transactions totaling $270 million. The transactions exceeded book value on all 50 properties and incrementally reduced occupancy costs by $15 million per year.

STRATEGIC DEVELOPMENT SERVICES
As a strategic partner for one of the largest not-for-profit healthcare providers in the US, CSG provided development and strategic consulting services for a 3,000 space parking facility and 180,000 sf on-campus Outpatient Center / MOB. As developer of the parking garage, CSG brought the project in under budget and on time. As strategic advisor CSG worked with the hospital board to select the developer and financial partner for the Outpatient Center / MOB which is presently under construction.
