Position Description:
SUMMARY:
Manages Medical Office Buildings for client by performing the following:

DUTIES AND RESPONSIBILITIES:
Supervise all daily operations in accordance with the management agreement and strictly enforces all policies set by client and company.

Monitor expenses in relation to budget and utilize.

Approve all invoices related to assigned facilities.

Visit each tenant and hospital administrator at least once a month.

Prepare any and all reports requested by client.

Organize and oversee capital budgets for assigned properties.

Monitor aging reports and respond to any delinquencies in accordance with the established policies.

Attend monthly director/managers meetings.

Observe the Quality Assurance Program and all other policy and procedures programs.

Review vendor contracts annually for competitiveness.

Develop building safety/evacuation procedures and educate tenants.

Routinely communicate with hospital administration to discuss and monitor their level of satisfaction.

Obtain insurance certificates from tenants and contractors.

Inspect vacant areas, recommending and initiating action to improve marketability as indicated.

Keep vacancy list updated.

Develop a schedule for regular building operational maintenance functions and audit for performance.

Fully abstract all leases for input into pertinent information into MRI Based Accounting and Management system for bill and tracking purposes.

Reconcile actual Operating Costs for previous year’s tenant billings and refund tenants for any overpayment or bill tenants for any deficiency in recovering operating expenses for property.

Assist budget preparation package for owner.

Update tenant leases as required.
Position Requirements:
QUALIFICATIONS:

EDUCATION and/or EXPERIENCE:
3-6 Years in Property Management field

Experience with preparation of annual property budgets

Project Management experience

Leasing Administration experience

CERTIFICATES, LICENSES, REGISTRATIONS:
IREM Certified Property Manager designation

BOMA Real Property Administrator designation

North Carolina Real Estate license preferred

TECHNICAL SKILLS:
Proficient in Microsoft Word, Excel and Outlook
